What is a portfolio landlord?

If your client has four or more mortgaged buy to let properties - including personal buy to lets and where they are named as a Director, Shareholder, or Person of Significant Control on a limited company BTL mortgage - whether owned together or separately, in aggregate, are classified as a Portfolio Landlord.

 

Depending on your client's portfolio landlord application, you should refer to either our standard BTL criteria or our limited company BTL criteria. There may be some additional criteria to consider, which you can find in our BTL lending criteria under 'portfolio landlord criteria'.

 

In every portfolio landlord case, you’ll need to provide us with information about all the properties in the applicant’s portfolio. We’ll fully assess that information but if we’re unable to validate it all electronically, we may ask you for further information.

How to apply

Log in to MSO to submit portfolio landlord new business cases.

Fully complete the Buy to Let portfolio landlord information
Complete the Excel spreadsheet within MSO and upload in Portfolio Manager

Go straight to DIP or illustration
Choose to either get an illustration first and then proceed to DIP or go straight to DIP (decision in principle) stage to get your illustration.

Submit your application
Once submitted you can view the progress of your client's case and make any necessary changes.

Some things you should know:

If your client applies for a product transfer, transfer of equity, porting or further advance with us, you’ll need to complete the appropriate Buy to Let portfolio document in full. We’ll assess this under our portfolio landlord policy.

 

You can complete our BTL portfolio document in Excel (recommended) or PDF.
